IS BUILDING A DUPLEX A GOOD INVESTMENT?
A duplex is considered to be a good short term and long term investment strategy as you are essentially constructing 2x homes on one property with the ability to rent both out after completion to achieve a strong rental yield and capital growth. Keep one and sell one to allow you to pay back the majority of your construction cost or sell both to receive a profit to allow you to complete the process all over again to continue making profits.
WHAT IS THE DIFFERENCE BETWEEN A DUPLEX AND A DUAL OCCUPANCY?
The key difference between a duplex and a dual occupancy is that a duplex contains two dwellings under the one main roof. A duplex can be constructed side by side or front and rear with an attached garage separating the two dwellings. A dual occupancy can also be classified as two attached dwellings however a dual occupancy also relates to 2x separate dwellings on one block of land that can also be sold separately. A duplex is also considered to be a dual occupancy as it comprises of two dwellings on one title of land and once subdivided you end up with 2x dwellings each on their own smaller lot originating from the original lot of land.
HOW MUCH LAND DO YOU NEED FOR A DUPLEX?
Each council has different development controls and planning requirements however typically a duplex construction would require 550m2 or more and a minimum lot frontage of 15 metres. There are a variety of other factors that need to be considered when considering a duplex or dual occupancy so feel free to get in contact with one of our professionals today to discuss your options and ideas.
Can you build a granny flat on a duplex?
No. Duplex homes and granny flats are both considered as dual occupancy, which is why you can only have one or the other.
What type of duplex can I build?
As long as the block of land you wish to build on complies with the NSW legislation (must be 400 square metres or the minimum lot size required by council), owners can build any duplex configurations. Can you build a duplex on R2 zoning?
Yes, you can build a duplex on zone R2 in the Central Coast and across NSW. The new Low Rise Housing Diversity Code (July 2020) allows dual occupancies and duplexes to be approved through the fast-tracked Complying Development process. This applies to properties zoned R1, R2, R3 and RU5 across NSW.
