A granny flat … for the family???

At Acrow Investments, we were thrilled recently to be involved in something a little different: a granny flat for the whole family! The concept was exciting: the clients wanted to quickly establish a granny flat on their new property.

Once built, they’d move into it and then get stuck into renovating the main home

This inventive idea meant their granny flat had to be modern, functional and able to accommodate an expanding family as the tradies got to work just across the yard. It was a challenge we were pleased to accept.

Project overview

  • Build duration: 13 weeks
  • Rental Return: When rented, the expected return for Umina Beach is an excellent $420 per week. However, for now, the main house residents have moved in.

This granny flat is the key to the client’s whole-of-site plans. As well as increasing the value of the property, the granny flat can become a secondary source of rental income after the renovations to the main home are completed and the family moves back in. Further, unlike many granny flat rentals, the owners will have firsthand experience of what it’s like to live in  – something future tenants will appreciate.

The location

As a laid-back, convenient and welcoming coastal hub, halfway between Sydney and Newcastle, Umina Beach is one of the most attractive areas of the Central Coast for a short break … or a sea change!

As a Central Coast commercial hub, the roughly 17,000 people who live around Umina Beach don’t have to travel far to shop, go to school, catch a bus or just relax on the sheltered sandy beach that forms the suburb’s south-east boundary.

The entire area – including neighbouring Ettalong Beach, Woy Woy and Blackwall (plus the secluded hamlet of Pearl Beach) – is growing both in prestige and popularity. And yet there is still a lot of space to grow. It’s a savvy investor’s dream alright.

Because it will serve as the family home next to a renovation site, extra efforts were made to minimise noise. The anti-noise upgrades include double-glazing on all windows and glass doors plus solid-core internal doors. As a bonus, these features will also increase the home’s energy efficiency. After all, every landlord wants low running costs.

THE NUMBERS

The owner’s granny-flat-as-renovation-lodging idea is a good one. It will save them rent while their home is a construction site and then become a source of income (est. $420 p/w/) that also increases the overall value of their holding. You have to agree, that’s a smart way to spend just $137,000.00 (including CDC approval and construction fees).

So, now that the granny flat is complete, the family has moved in and renovations can progress unhindered in the main residence.
