Lakeside Living at its Finest with New Home in Budgewoi
The clients of this new home project came to us with exciting plans to build a beautiful lakeside family home on their existing property located in the beautiful water-side town of Budgewoi, on the Central Coast.
The property had a small existing cottage on it that has been used in the past as a holiday rental, but with such a large block of land and in such a beautiful setting, the clients decided to make the most of the property and build a new home at the front, enabling them to make the most of their land and effectively doubling the rental return of their property.
- Project description: Four bedroom, two bathroom home
- Project cost: $330,000.00 including DA Approval and Construction Fees
- Build duration: 20 weeks
- Rental Return: Our clients expect a return of approximately $500/week through rent.
A customised property was ideal for this project, due to the existing property on the block. The fast build time and Acrow Investments’ years of experience in building new homes within the Central Coast region further supported our client’s intentions for this project.
Budgewoi is a lake-side paradise, perfect for those who want to invest in a sea-change away from the hustle and bustle of busy city life. Surrounded by water, including Budgewoi Lake, Lake Munmorah and of course, the South Pacific Ocean, this stunning part of the Central Coast is a little slice of paradise, less than 115km north of Sydney.
It is an ideal spot for water enthusiasts and for retirees and holiday homes, though is becoming much more popular for the commuters travelling to and from the Sydney metropolitan area.
The resulting addition perfectly compliments the surrounding homes and features a stunning weatherboard façade and a classic colour scheme. Premium timber laminate flooring in a warm tawny brown flows throughout the living areas, with large windows letting in an abundance of light to this airy and bright home.
The design of the home is modern and generously proportioned, boasting 4 bedrooms, 2 bathrooms, and a large open-plan living and kitchen area with storage options galore; this home the perfect residence for a growing family.
A large deck at the rear of the home is the finishing touch to this gorgeous home, making it the perfect place for lake-side entertaining in the Summer.
This construction project cost rounded out to $330,000.00 including DA Approval and Construction Fees.
Our clients will be renting the property out and expect a return of approximately $500/week, and because this home was constructed as an addition to an already established rental property, this property is set to earn the clients a fantastic return that will offset any mortgage repayments when combined with the rent received from the existing cottage.

After inheriting a property in the lakeside suburb of Killarney Vale (Central Coast, NSW), the clients came to us looking to revitalise this holding and also maximise the income it could generate. After we sat with them to explore their hopes and discuss options, they settled on a plan to build a modern granny flat on the land. This would allow another income stream to be generated from the property, as well as improve its overall market value. Of course, granny flats are precisely what we do, so we were only too happy to help.
