Project description: Our clients requested a modern 2-bedroom brick granny flat as an addition to an investment property. It’s to be enjoyed as a coastal get-away for our city-dwelling clients.
Result: A private and well-appointed brick holiday home with a separate entrance, enabling our clients to holiday without disturbing their long-term tenants and enable additional future rental returns.
Project cost: $140,000, including approval and construction fees.
Build duration: 12 weeks.
Return on investment: While our clients see value in holidaying in this home, as a rental property they can expect fantastic returns between $350 and $400 per week.

The location
Umina Beach is a warm and friendly coastal town midway between Sydney and Newcastle, making it an easily accessible Central Coast holiday destination.
Home to some 17,000 residents, the town of Umina Beach is a well-appointed regional hub with shopping centres, schools and excellent connectivity to state public transport.
Neighboring suburbs such as Ettalong Beach, Woy Woy, Blackwall and Point Clare are also popular holiday destinations due their prime waterfront locations. These suburbs currently present attractive investment opportunities and numerous properties with rear lane access and large rear blocks are available for sale.
The project
With Umina Beach being one of the most popular holiday destinations on the Central Coast, we weren’t surprised when the owners of this coastal property wanted to build a holiday home there.
Making the most of the large section with rear access, a self-contained granny flat with a private entrance would give our clients a private abode without disturbing the tenants in the main house.
