The ultimate granny flat floor plan – our team recently completed the approval and construction of this granny flat in San Remo on the NSW Central Coast. The property, situated 90 kilometres north of Sydney, is a great example of modern, custom design aimed at expanding our client’s existing investment.

The project overview is as follows:

  • Project description: Two-bedroom custom-designed granny flat with covered carport/garage
  • Result: A 60 square-metre granny flat with concrete driveway and carport
  • Project cost: $148,000 including approval and construction costs
  • Build duration: 12 weeks
  • Gross profit: $380 per week

While granny flats are traditionally seen as a way to add more space to one’s home, they can also act as investment properties unto themselves, generating rental income for you and your family. 

This was the case for our client whose brief was to build a modern granny flat to rent out and assist in paying off their current mortgage on the existing dwelling. With side access on the property, our client was able to add a concrete driveway and carport to their quote which made this project have that extra feature of privacy and viewed more like a mini home.  With rent of the property set at $380 per week, the granny flat is already earning back it’s cost … with an eye towards generating profit into the future.

The Location

While San Remo is technically a lakeside suburb, butting up against the Budgewoi Lake, but with just 3-minute drive between it and Lakes Beach, it’s practically beachside too. Golden sands and good surfing nearly at the doorstep.

An up-and-comer of a suburb, San Remo is on the grow. It recently saw its first $1 million house sale. The area boasts five schools, a local shopping centre and plentiful cafes for those who like a good coffee. All this combines to make it popular among retirees and young families.

The Project

Here at Acrow, we’re particularly proud to unveil this latest project. The interior of the property features a large main bedroom with high side windows which assists in privacy for the potential tenants, a three-panel sliding door for indoor/outdoor living, a modern high-gloss poly kitchen, and a functional bathroom.

A Weathertex cladding exterior with external architraves, Colorbond roof and picturesque landscaped garden area complete the property. It ensures visitors appreciate the work that went into this custom design.

The project has been a resounding success. Our clients now have a two-bedroom granny flat that operates as a functional investment property.

The numbers

Just how good was this investment? The project cost peaked at $148,000 – including approval and construction costs. With our client able to rent the property at $380 per week, they’re on the fast track to make back that expenditure and then some.
