Our team was pleased to be approached to build a brand new granny flat in Gorokan, Central Coast. Well situated in a charming suburb with shops, schools, lakes and beaches, this property boasts far more than just a stunning modern dwelling.

  • Project description: Addition of a modern 2-bedroom granny flat for our clients to call home, making room for close family to occupy the main house.
  • Result: A stunning new granny flat included alongside the existing family home, increasing lifestyle flexibility and earning potential.

  • Build duration: 12 weeks.
  • Return on investment: An expected increase in the property sale price and a potential rental return of $450 per week from the main house, while the owners occupy the new dwelling.

The location

Gorokan, nestled between lakes and beach, is famous for boating, fishing … and prawns! It has been a popular holiday destination for around 100 years.

The name comes from the Awabakal Indigenous tribe for whom “gorokan” means “the morning dawn”. The label fits perfectly.

Now a well-developed town of more 8,000 residents, Gorokan is a popular retirement area. However, this affordable and friendly town has also become increasingly appealing to younger families with its convenient schools, shopping centres and public transport.

The project

To support the growing needs of their family, Peter and Margaret required a new 2-bedroom granny flat for them to live in, allowing the family to occupy the primary dwelling. Understanding their needs, we custom designed a new residence with luxury inclusions such as a large wrap-around kitchen, high-end tapware, open-plan living and low-maintenance flooring.

The numbers

With a total of $125,000, this project added a rental earning potential of up to $450 per week for the main house while the owners occupied the newly built dwelling. Also, the addition of a second dwelling will have a significant positive impact on the property value.

However, the real value to our clients came in the improved lifestyle and comfort for themselves while providing their close family with a house to call home.
