What is a duplex?
Duplexes are larger developments that create cash injections or equity for our savvy clients. A duplex is a residential building containing two homes that share a common central wall. The most beneficial aspect of a duplex is that you are essentially building two homes under the one roof that may then be sold separately upon when subdivided, rented separately or live in one and rent the other.
The below four bedroom, two bathroom, double car garage duplex was recently completed for one of our clients. The key difference between a duplex and a dual occupancy is that a duplex contains two dwellings under the one main roof. A duplex can be constructed side by side or front and rear with an attached garage separating the two dwellings. A dual occupancy can also be classified as two attached dwellings however a dual occupancy also relates to 2x separate dwellings on one block of land that can also be sold separately. A duplex is also considered to be a dual occupancy as it comprises of two dwellings on one title of land and once subdivided you end up with 2x dwellings each on their own smaller lot originating from the original lot of land.
How much land do you need for a duplex?
Each council has different development controls and planning requirements however typically a duplex construction would require 550m2 or more and a minimum lot frontage of 15 metres. No. Duplex homes and granny flats are both considered as dual occupancy, which is why you can only have one or the other.
