What is a dual occupancy?
Dual occupancy is defined by NSW state government laws as two separate dwellings on a single plot of land, where the two homes may be adjoining or each completely free standing. An Acrow home & attached granny flat (dual occupancy) is both a home and granny flat, all under the one roof, or alternatively presented as two separate homes on a subdivided block of land with two separate titles.
Dual occupancy is different from having a main house with a secondary dwelling or granny flat added at the back, as the maximum size allowed for a granny flat in NSW is 60 square meters and a dual occupancy home can be larger. A large percentage of our client base have bought vacant blocks of land and our advice is that the most affordable way to produce the largest return is to build a dual occupancy.

How do they work?
The most common scenario is for both dwellings to have street frontage or both dwellings to have separate access, such as a driveway down one side of the front-most home allowing access to the granny flat at the rear. This might not be appropriate in your circumstance and you may opt to have the granny flat at the front and home at the back, or home and granny flat side by side, which can also be arranged in accordance with council requirements.
