When our clients called on us to build them a flat as gorgeous as the landscape, we did all we could to deliver. And we’re more than proud of the results: a flat that’s small-town quaint to look at yet big-city modern to live in.

Abermain is one of the hidden gems of New South Wales. It’s located 8 kilometres from the commercial hub of Cessnock, where the Hunter Valley wine region goes to shop. And if you don’t want to go “into town” proper, the village of Weston is only 3 kilometres down the road. And, these days, Abermain is making a name for itself in terms of property resale and rental values.
Popular with older couples and families, it’s a well-established town (the post office is well over 100 years old) that also has a bright future. Better still, it’s right next to Werakata National Park. If you enjoy a nice bushwalk or a picnic in the park, this is the town for you!
As for amenities: quaint cafes, a local bowls club and an old-school small-town hotel will keep you well taken care of. If you’re looking for the classic small and welcoming Aussie town, that’s Abermain.
Of course, this granny flat had to suit its Abermain setting. The resultant building has a classic look that embraces the heritage colours of the area. It features a weatherboard facade in a natural beige. This is then complemented by pops of deep ocean blue for the roofing and windows.
Inside, the classically inspired colour scheme continues … yet with a modern twist. Off-white walls and earthy brown laminate flooring bring warmth to the home while keeping things feeling clean and crisp. The bedrooms meanwhile feature a softer palette of grey carpeting, suiting a neutral and comfortable vibe.
The kitchen keeps to the overall theme of the property with antique white splashbacks and grey stone benchtops. Topped off with a modern bath and shower combination and reverse-cycle split-system air-conditioning, and the resultant flat will be an attractive proposition on the rental market.
This project’s costs came out to just $125,000.00, including CDC approval and construction fees. With other rental properties in the area garnering an average of $360/week in rent, this new granny flat is expected to boost the rental return of the initial property and give our clients the kind of return on investment they were hoping for.
