The Location

Bateau Bay is a popular destination on the Central Coast of NSW for those who want to get outdoors and explore nature. You are a stone’s throw away from some of the best beaches on the Central Coast. If you enjoy bushwalking there are numerous picturesque wilderness walking tracks, where you can view the gorgeous beaches, wildlife and Aboriginal heritage. If you are walking the coast at the right time of year you will get some great snapshots of migrating whales!

If fishing is your thing, Bateau Bay is an angler’s paradise. You can throw a line in straight from the beach or off one of the many coastal rock platforms.
Bateau Bay Square is the local shopping center with a variety of retail stores for all your shopping needs. The shopping complex also features restaurants and cafes for dining out, or you could enjoy your own barbeque next to the beach.

The Project

Our customers wanted Acrow Investments to design and construct a 2 bedroom granny flat to add extra living space to the property.
The granny flat was built next to the swimming pool so the clients wanted to capture a casual light and airy feel.
Crisp white walls throughout the granny flat has added the bright airy feel the client wanted.
The bathroom was a complete success with wall to ceiling modern grey tiles, giving it a contemporary luxury feel.

Timber laminate in tawny brown tones throughout gives the home a warm vibe while large windows bring plenty of light into each room!
The living room has bifold doors which open up to the swimming pool and is completely stunning.

The modern kitchen has pearly white cabinetry with stainless steel appliances and bifolding windows looking out to the pool.
The results more than match the brief and the clients are thrilled with their stylish extra living space. If they ever decide to rent out the granny flat in the future, they could look forward to a rental income of around $435 per week.

The Numbers

This project’s costs came to $166,900.00, including CDC approval and construction fees. The clients wanted more space without having to move but could anticipate a future rental income from the granny flat with other rental properties in the area garnering an average of $435/week in rent.
