A Delightful One Bedroom Granny Flat in Summerland Point for Personal Use
Result: Summerland Point is a suburb of the Central Coast region but extends northward into Lake Macquarie. It is 27 Km’s North East of Wyong, and just 88 km’s out of Sydney. With a population of 2493 made up of half singles and half families, it is a great location to settle down.
Summerland Point is a quiet area with no schools and limited shops, but with neighbouring Gwandalan and Lake Munmorah, there is plenty to do within a short distance from home. Demand for this area has increased over recent years, our clients saw an opportunity to increase the value of their property and create an extra space for personal use.
Our client wanted to design and construct a granny flat for themselves that was in keeping with the home in the surrounding area, and the result is this classic weatherboard home in modern grey tones. We used a mix of Shale Grey and Woodland Grey on the exterior.
With a poolside entry, you are welcomed into the granny flat to find an open plan kitchen and living area which is filled with contemporary upgraded fittings. Light Taupe laminate flooring and white stone benchtops continues the modern feel and adds to the sense of a resort getaway. The home includes one spacious bedroom with a stunning feature wall and ample cupboard space from the walk in wardrobe.
As the demand for rental properties in this area grows, if the clients were to rent this out, this granny flat is set to potentially earn upwards of the $470/week area average rental return.
- Project cost: $134,000 including CDC Approval and Construction Fees
- Build duration: 13 weeks.
- Rental Return : This area averages $470/week in rent
