Can I build a granny flat on my property?

Can a granny flat be two storey?

Yes, it is possible to build a two storey granny flat in Central Coast depending on local council requirements and as long as your plan complies with the front and rear setback requirements of the NSW legislation. Contact us today to find out if your block is suitable for a double storey granny flat.

Can you convert a garage into a granny flat?

Yes, it is very common to convert a garage into a granny flat. At Acrow, we have many year’s experience in designing granny flat conversions and getting projects approved and built. Contact us today to arrange a free site inspection and a quote to determine your options.

Do you need planning permission to build a granny flat?

Yes, you will require approval for your proposed granny flat. There are two approval options which are Complying Development approval or Council Approval. Complying Development approval generally takes around 4 weeks and Council Approval will generally take around 8-9 weeks.  Our approval team are experts in all types of approvals and complete the entire approval process for you so you don’t need to worry.

What is the minimum / maximum size for a granny flat?

A granny flat is a self-contained small home of 60m² built in the backyard of an already existing house. The existing block must be a minimum of 450m2 in area and the maximum floor area in NSW for the granny flat is 60 square metres. Refer to the NSW council requirements for more information.

How close to the boundary can I build a granny flat?

If the block is between 450m2 and 900m2 in area, then the granny flat must maintain a 3m setback from the rear boundary as well as a 0.9m setback from the side boundaries.

For blocks between 900m2 and 1.500m2 in area, the granny flat must maintain a 5m setback from the rear boundary and a 1.5m setback from the side boundaries.

For blocks larger than 1.500m2, the granny flat must maintain a 10m setback from the rear boundary and a 2.5m setback from the side boundaries.

Other rules and exceptions apply, refer to the NSW council requirements for more information.

What type of granny flat can I build?

There are three main types of granny flat configurations you can choose from: converted granny flats, attached and detached granny flats.

  1. A converted granny flat is when part of the principal dwelling – such as the garage – is converted  into a secondary dwelling, which is then the converted granny flat.
  2. An attached granny flat is when the granny flat is built as an extension, or as an addition to the principal dwelling.
  3. A detached granny flat can be built as a separate structure, which is detached from the principal dwelling.
What is the average granny flat price?

Granny flat prices in Central Coast and Hunter vary based on a variety of factors in the entire process of building, including land, design, and materials considerations. Acrow Granny Flats offers diverse one- and two-bedroom designs that will determine the property values. These include custom layouts with the option of a spacious backyard. The construction costs for your granny flat project will largely depend on the size and complexity of your design, with our experienced team building the perfect granny flat that will not only satisfy your expectations but exceed them to the highest standard.

Budgeting for furniture, utilities, and ongoing expenses is highly recommended to avoid investing more money you were not originally planning to spend. To keep costs down, opt for simpler designs and shop wisely for furnishings. Design considerations include accessibility, layout, colour schemes, storage, and future adaptability. Planning ensures a cost-effective and functional granny flat.

IS BUILDING A GRANNY FLAT A GOOD INVESTMENT?

A granny flat is one of the best ways to add extra space to your home, but more property owners are realising the investment potential that comes along with it.

Buying an affordable investment property is getting harder in Australia’s capital cities. With property values climbing higher, gaining a solid return on investment for a unit, townhouse or apartment is taking longer than many people are willing to wait.

Using your existing space to build a granny flat can be a much more affordable and stress-free investment option. A granny flat is typically more affordable than buying an existing property, which means you don’t have to borrow as much from the bank. A smaller loan is easier and quicker to repay, especially if you intend to use the granny flat as a rental property.

Learn how our customers turned their granny flat addition into a profitable investment.

Increase Your Property Value

Granny flats are an easy way to increase the value of your property. Potential buyers will view your property as an attractive investment when they see the obvious benefits of the extra living space or rental income from your unit.

This is backed by research – in the 2019 CoreLogic/Archistart Granny Flat Report, a granny flat can boost your home value by 30 per cent and add around 27% to rental income.

Generate a Rental Income

Depending on your location, you could generate income from the on-demand market. Consider listing your granny flat on sites such as Air BnB – a great way to earn a steady income or some interim cash while you’re screening suitable renters.

George is now renting his added granny flat for higher than some of the primary dwellings in the area! Read more on building a granny flat in Hunter Valley.

Achieve Financial Freedom

In high-demand areas, such as Australia’s capital cities, granny flats can earn their owners hundreds of dollars a week in rent. Not only does this make the cost of the granny flat quicker to repay, it can help you pay off your existing mortgage faster and bring you closer to financial freedom.

Chris has achieved financial freedom by building and renting out a granny flat that generates more money than her loan repayments. Read more on building a granny flat in Newcastle.

I had Acrow build a granny flat in Kotara for me. They were a super professional outfit. Through a time of rising prices and a lot of supply shortages, they totally honoured everything I originally signed for and built me a place to a high standard. The site was tricky, with various challenges, but they remained committed and finished the project on time and on budget, with not a single unexpected charge. Their after build services have also been particularly commendable. I certainly recommend building with Acrow.

From start to finish we were impressed with how our Granny Flat was built.

Joel, Paul, Laura and the team provided amazing customer service while providing quality on time and within budget. This is really impressive as we had our build being constructed during covid lock downs and Australia wide building supply issues.

The Granny Flat exceeds our expectations of quality. The team at Acrow delivers what they say. The icing on the Cake is when the team handed over the keys on time and we had tenants move in the following day.

Thanks Acrow.
